Scarlett is a Senior Associate in the English Property team, specialising in commercial real estate. She has experience of a variety of property transactions across the areas of investment, landlord and tenant, and energy and renewables.
She advises on acquisitions, disposals and the management of investment property (in various sectors including retail, office and leisure), and on a range of landlord and tenant matters. Scarlett has experience of acting on the lender and borrower sides of property finance transactions and works closely with the firm’s finance team to help drive these types of transactions to completion. She is also often involved in providing real estate support to corporate deals.
Scarlett has considerable experience of renewables projects – across onshore and offshore wind, solar, battery and multi-technology sites – and has completed a secondment at ScottishPower Renewables, where she developed her interest and expertise in the sector.
Investment and landlord/tenant
- Advising an institutional investor client on the acquisition of office premises in Leeds for £43.5 million.
- Advising an institutional investor client on the corporate purchase of a retail park in the north of England from Land Securities for £69 million.
- Advising an institutional investor client on the acquisition of substantial office premises in London for £39.05 million.
- Acting for an institutional investor client on a range on investment acquisitions and disposals including the acquisition of a portfolio of fourteen pubs for £43.5 million.
- Advising a supermarket client, as tenant, in connection with a ten-year reversionary lease of their office premises in Welwyn Garden City at an annual rent of £722,000.
- Acting for an international pharmaceuticals client, as tenant, on a new ten-year lease of office premises in Marlow at an annual rent of £600,000.
Renewables
- Advising one of Europe’s largest independent clean energy producers on an onshore wind farm option and lease together with a mines and minerals option and lease; and the repowering of another of their onshore wind farms.
- Advising on a number of options and leases for battery storage facilities across the UK.
- Acting for a prominent renewables developer on an option and lease for a co-located solar and battery development in Leicestershire.
- Advising on an option and lease for a synchronised compensator facility (grid stability) together with access option and easement.
- Advising on the negotiation of an option and lease for a co-located solar and battery development in Northamptonshire together with options and easements with access landowners.
- Acting for a prominent developer client on the negotiation of an option and lease for two solar sites in Cornwall and Peterborough together with various archaeological works and early access licences.
