Emma is a Senior Associate in the Rural Property team, with considerable experience of acting on behalf of rural estates, charities, utility bodies, farmers, forestry owners and other landowners in the rural sector.

She also has provided crofting advice to landowners and renewable developers, dealt with the sale/purchase and registration of salmon fishing titles, and undertaken voluntary registrations of a number of large rural properties and estates. Emma’s particular interest in complex title investigations sees her working alongside our rural disputes and private client experts to provide advice in relation to title conditions, property disputes and trust and executry conveyancing.

  • Working with a large public utility body in undertaking the voluntary registration of their property assets and checking title ownership of commercially valuable areas identified by them. 
  • Acting for a building conservation charity in the acquisition and leasing of properties, including a derelict country house and a derelict tower, and in the voluntary registration of their individual properties.
  • Acting for a large natural conservation charity in various purchases and sales, lease advice and general property management support and title advice.
  • Acting for a large commercial estate owner in providing title advice, identifying titles held and input into strategic advice concerning sale of land including sale of land at auction. 
  • Acting on behalf of several large rural estates in the Scottish Borders and the Highlands in undertaking registration of their land holdings, dealing with leases and other title advice including mineral rights and salmon fishing, sales and transfers of land and providing advice on general title and legal queries.
  • Acting on behalf of a garden care company in selling land in Scotland.
  • Acting on behalf of Executors of a deceased landowner in identifying remaining land holdings held by deceased.
  • Acting on behalf of a hotel in providing title advice as to boundary extent. 
  • Acting on behalf of Executors and Trustees of a deceased farmer in relation to conveyancing of farm. 
  • Acting in the purchase of a large Highland forest for a UK company. 
  • Acting on behalf of two family companies in registering title to their estates in the south west of Scotland and the Highlands and providing ongoing title and crofting advice to the owners.
