Jess Manson

Jess is a solicitor in our Property and Infrastructure team. 

She works closely with clients in the social housing, residential and development sector, advising primarily on the acquisition, development and set up of private residential and affordable housing sites.

Jess has assisted with various with both large- and small-scale projects and in various types of commercial property transactions. She also has strong experience in development, such as telecoms transactions buying and leasing and leasing mast sites, general lease management for retail units and warehouses and dealing with complex Land and Building Transaction Tax returns including deferral applications.

Housebuilding

  • Assisting a large housebuilder in the acquisition and development of 115 private housing units at an urban development site from a local authority. Involved assisting in drafting and negotiating the purchase agreement which contained detailed provisions relating to abnormal costs, overage and clawback, providing pragmatic advice in connection with the title diligence, and negotiating a package of seller’s works.
  • Assisting in advising a large bank on a large revolving credit facility for a phase of a residential development site which involved reviewing, revising and reporting on a certificate of title.
  • Working with a large housebuilder in the sale and development of 280 units in a multi-tenure development to both private and affordable housing developers.

General Commercial Property

  • Advising a global engineering firm on sale and leaseback of five properties valued at £40 million – which involved due diligence, drafting leases and co-ordinating simultaneous sale and leaseback for all properties, deeds of servitude and back-to-back purchases of third-party land.
  • Advising a sole trader on the sale of an office building for a sole trader to a large pension fund with tenants in situ.
