Gillian’s specialism is residential and commercial development, strategic land and site assembly, and telecommunications property law, which often links into the development work. She advises on development site acquisitions, complex overage arrangements and collaboration agreements, strategic options, site set-up (including utilities documentation and bespoke Deeds of Conditions) and affordable housing acquisitions and disposals.
She has acted for national housebuilders, housing associations (including acquiring affordable housing sites at golden brick stage and turnkey, and putting in place mid-market rent leasing structures), development site vendors, and property investors/developers.
Gillian has a wide range of commercial property experience beyond this, including in leasing (landlord and tenant), acquisition and disposal of commercial properties, property management and property aspects of corporate transactions.
- Acting for national housebuilders in acquiring various development sites for residential development by way of conditional contracts, some sites involving extensive formal collaboration agreements with other housebuilders and detailed escrow/retention provisions.
- Acting in onwards transfers to housing associations of affordable housing (including golden brick transfers).
- Acting for a developer on the strategic acquisition of numerous areas of land via options and suspensive contracts to allow an onwards sale to a housebuilder for circa 400 units.
- Acting for national plc housebuilder on all aspects of their strategic land function, including option agreements.
- Acting for a golf club in complex overage agreement exit and bespoke contract for disposal of land holdings to national housebuilder.
- Acting for housing associations in acquiring various development sites, some at golden brick stage, and putting in place mid-market rent leasing structures.
- Acting for an owner-occupier in the installation by an infrastructure provider of an extensive Distributed Antenna System capable of supporting 5G.
- Acting for a telecommunications infrastructure provider in investment acquisitions of existing telecommunications mast sites.
