Leading UK law firm Shepherd and Wedderburn has completed the acquisition of Elgin House, Haymarket Yards, Edinburgh, on behalf of an Australian client investing in commercial property, from a subsidiary of London & Regional for £10.2 million.
Originally built under a PFI contract, the 4553m2 Elgin House has been a regional office of the Inland Revenue in Edinburgh since the building opened more than ten years ago. The purchaser is seeking to invest in commercial properties and this acquisition is their first in the UK.
Leading UK law firm Shepherd and Wedderburn LLP advised new market entrant Capital A Finance plc on ten real estate finance transactions in 2013 including a £27m syndicated facility for the acquisition and subsequent development of a mixed use property in London and an £8m facility provided to a Delaware SPV to part fund the acquisition of Westland Hotels Limited.

The proceeds of this direct subscription and placing will principally be used to fund FEED activities in respect of a proposed development of the Etinde Permit, offshore Cameroon – the final investment decision in respect of that development is being targeted for mid-2014.

Chardon Management’s portfolio included 32 hotels with 3,414 rooms consisting of Holiday Inn Express and Holiday Inn branded hotels in addition to Hotel Indigo, Best Western, Choice, Ibis styles and independent hotel brands.

The Scotland Act 2012 gave the Scottish Parliament new powers in relation to certain specified tax matters, including setting a Scottish rate of income tax, and creating new taxes to replace landfill tax and stamp duty land tax. On 25 June 2013, the Scottish Parliament passed the Land and Buildings Transaction Tax (Scotland) Bill, by which SDLT will be replaced in due course by a new land and buildings transaction tax (LBTT).
